THE BASICS
:
Esperanza is a Continuing Care Retirement Community (CCRC) that is waiting for a zone change to the Hoffmantown Church property. They will build a 267 unit, high density facility that will rise up four stories to a height of 61 feet on the west end.
• One Building. Total Square Footage: 345,047. on just more than 9 acres of land. (page 17)
• 396 feet and 8 inches = distance from north to south
• 742 feet and 4 inches = distance from east to west
• Entry fee Average:
amounts vary from month-to-month
$265,000+ (line 12 on 10/24)
$99,900 to $299,900 (line 12 on 11/03)
$TBD - new website posting (line 12 on 12/09)
• Development of the community will result in approximately 140 new permanent jobs
• The construction cost is estimated at approximately $50 million (paragraph 4)
• The complex is projected to cost $115 million (para 2 & para 2)
• Construction is scheduled to begin in the fall of 2010 and is anticipated to be completed in early 2012. (paragraph 4)
The Cherry Hills community is fighting the zone change. The developers will not buy the land from Hoffmantown Church and build if they don't get the zone change. (last paragraph)


WHAT'S NEXT:
ZONING HEARING - CONTINUANCE
NOVEMBER 6th • 3pm

The commission will vote whether or not to accept the applicant's withdrawal. It's anticipated to be a brief hearing. There is a possibility that the withdrawal request won't be accepted and the continuation hearing will go on as scheduled. Those interested should attend this hearing.
